Balneário Camboriú is Brazil's vertical city: the country's tallest buildings on the waterfront, nightlife, hospitals, shopping center, and a square meter at R$ 15,146 on FipeZap in March 2026. What you buy there is ocean view and a ready-made city. What you accept is density, traffic during peak season, and afternoon shade on the beach. Vivapark, 15 minutes away, is the opposite in design: buildings of controlled height, 230 thousand m² of green space, streets with planting strips and bike lanes, school and market within walking distance. The beach isn't walkable; the park is. Families who work in BC and want to raise kids with a backyard usually choose a house or lot here. Those who want to rent seasonally with ocean views stay there.
Itapema is a neighbor next door: 5 minutes away. In 2025 it was the city that sold the most new properties in Brazil (R$ 4.1 billion, DWV) and in 2026 it took the most expensive square meter in the country (R$ 15,073 on FipeZap in March; R$ 15.2 thousand according to Forbes in June). Meia Praia is a waterfront of mid- and high-rise buildings, with the It!Wheel Ferris wheel announced for the second half of 2026. Vivapark offers what Meia Praia no longer has: land, single-story houses, low buildings, a two-lake park, and new buried infrastructure. And it's close enough that families can stay connected to Itapema.
Bombinhas is the peninsula of crystal-clear water: diving, small beaches, aquarium-like ocean. It's the Sunday outing for those who live in Vivapark, 20 minutes away. Living there year-round is another story: only one access road, an Environmental Preservation fee of R$ 38 per car per entry from 15 November to 15 April, and a city that fills up in season and empties in winter. Vivapark sits on BR-101, with school, urgent care, market, and gym operating year-round.
Perequê is Porto Belo's beach neighborhood: 2.5 km of white sand, street commerce, mid-rise buildings, and it's where Vivapark residents go when they want the ocean. The difference is in the design. Perequê grew like any beach neighborhood, house by house, without a plan; Vivapark was designed from scratch by Jaime Lerner, with a park in the middle, buried utilities, school and urgent care. One has beach within walking distance; the other has everything else within walking distance. Both cost less than Itapema and Balneário Camboriú: Porto Belo's average m² is R$ 12,500 (DWV, September 2026).
Families with school-age children; those who work in the region and want a house or apartment with park access; investors buying land or off-plan and betting on neighborhood appreciation (183% on lots through July 2025, according to Vokkan).

Porto Belo was the city with the most appreciation on the Santa Catarina coast according to Vokkan's case study (2024), with the average m² rising 127% between 2020 and 2026 (DWV). Within Vivapark, Vokkan recorded 183% appreciation on lots and 119.74% on vertical developments through July 2025. Past performance doesn't guarantee the future; what we can say is that the neighborhood is still in the middle of delivery (phase 3 in sales, 79 developments across the three phases launched, according to Vokkan in July 2026), and it's at this stage that prices typically move. The complete price list shows the R$/m² for each unit today: apartments ranging from R$ 10,996 to an average of R$ 19,026 per m².
Balneário Camboriú is the city of towers on the waterfront, with average m² at R$ 15,146 on FipeZap in March 2026 and dense urban life: beach within walking distance, traffic, tall buildings. Vivapark is the opposite: planned neighborhood with controlled height, park in the middle, school and market within walking distance, beach 10 minutes by car, 15 minutes from Balneário Camboriú. Those who want a balcony facing the ocean stay in BC; those who want walkable streets, a house with a backyard, or an apartment with park access at the door, stay in Vivapark.
Itapema has the most expensive m² in the country in 2026 (R$ 15,073 on FipeZap in March; Forbes pointed to R$ 15.2 thousand in June) and the highest GDV in Brazil in 2025 (R$ 4.1 bi). Meia Praia is waterfront with buildings; Vivapark is 5 minutes from Itapema and offers what the waterfront doesn't have: land, houses, park and school within the neighborhood. Many Vivapark residents work or have family in Itapema.
Bombinhas is the peninsula of clear-water beaches and diving, 20 minutes away, with only one access road and an Environmental Preservation Fee of R$ 38 per car per entry from November to April. It's a vacation destination; living there year-round is for those who accept the isolation during off-season. Vivapark is on BR-101, with everything within walking distance and Bombinhas as a Sunday outing.
Perequê is Porto Belo's beach neighborhood, with 2.5 km of sand, street commerce, and mid-rise buildings; it's where Vivapark residents go to the beach. According to DWV's 2025 ranking: Itapema (R$ 4.1 bi), Porto Belo (R$ 3.8 bi), Balneário Camboriú (R$ 2.4 bi), Itajaí (R$ 2.2 bi), and Curitiba (R$ 2 bi). In the first half of 2026, Porto Belo surpassed Balneário Camboriú, Itapema, and Curitiba, with R$ 2.5 billion.
10 minutes by car to Porto Belo and Perequê beaches; 15 to Balneário Camboriú; 20 to Bombinhas. It's not a walkable beach. It's the trade-off the neighborhood proposes: a walkable park instead of a walkable beach.
