Porto Belo is a beach town on the north coast of Santa Catarina, between Itapema and Bombinhas, with a calm bay, an island 900 meters from shore, and seven beaches. It was a fishing village and summer getaway; in ten years, it became the 30th fastest-growing city in Brazil and the second in new real estate sales in the country in 2025. On BR-101, the highway connecting Florianópolis to Curitiba along the coast. From Vivapark, which sits on the highway: Porto Belo Beach 10 min away, Itapema 5 min, Balneário Camboriú 15 min, Itajaí and Navegantes airport 35 min, Florianópolis 45 min, Blumenau and Joinville 1h20. Two airports serve the city: Navegantes, 35 minutes away, and Florianópolis international, 45 away. Porto Belo's port receives cruise ships in season, and the Caixa d'Aço marina is a hub for yachts from across the region.

In 2025, Porto Belo was Brazil's second-largest city for new real estate sales at R$ 3.8 billion, behind only Itapema (R$ 4.1 billion) and ahead of Balneário Camboriú (R$ 2.4 billion), Itajaí, and Curitiba, according to the DWV ranking published by Revista Portuária. In the first half of 2026, sales totaled R$ 2.5 billion with 2,850 units. The city's average price per square meter rose from R$ 5,500 in 2020 to R$ 12,500 in 2026, a 127% increase; at Vivapark, the m² ranges from R$ 16 thousand to R$ 20 thousand, still below the FipeZap averages for Itapema (R$ 15,073) and Balneário Camboriú (R$ 15,146) as of March 2026, but above them for premium units. What explains the jump is Vivapark: 990 thousand m² planned by Jaime Lerner, delivered in phases starting in 2023, with school, UPA, and commerce already operating. According to Vokkan's case study, the city led the region's market in 2024 with 9,107 units sold and 25.6% market share.


Porto Belo gained its first 24-hour urgent care clinic, Colégio Bom Jesus, a university, a 120 kW EV charging hub on BR-101, and Santa Catarina's second PSG Academy. The park neighborhood's security system, integrated with local police, covers the surrounding area too. And the park became a weekend destination for people living in Itapema, Bombinhas, and Balneário Camboriú: 130 thousand visitors in December 2025.
People who choose Porto Belo over Balneário Camboriú usually want the same beaches without the density: buildings with controlled height, walkable streets, school within walking distance. The comparison puts the cities side by side. At Vivapark today there are apartments starting at R$ 849,655, houses starting at R$ 4,755,308, and lots starting at R$ 1,465,636, according to the developer's current price list.
