Vivapark Porto Belo, explained

Vivapark Porto Belo is a planned park neighborhood in Porto Belo, Santa Catarina, developed by Vokkan Urbanismo. It's open, not a gated community: public streets, school, university, commerce, two parks with lakes and 230 thousand m² of green space in the same design, with Jaime Lerner's masterplan. It was the first development in the world to receive the LEED Platinum seal in the Community Planning and Design category and, in 2025, it earned Vokkan the Master Real Estate Award, the industry's top prize in Brazil. How the neighborhood is organized

The project started in 2020 and is growing in five phases. Phases 1 and 2 are complete: the lots have been delivered, houses are being built and occupied, and the first building already has residents. Phase 3 just opened sales. Phases 4 and 5 are planned for the future. Each phase has buildings, residential blocks, and its own park, to maintain the balance between density and quality of life.

The difference from the towers in Balneário Camboriú and Itapema is density. Here the blocks alternate houses, buildings of controlled height, plazas and lakes. Nothing gets built without going through Vokkan — not the design, not the price. It's this control that keeps the neighborhood coherent and protects the value for those who already bought.

How the neighborhood was designed

The masterplan is by Jaime Lerner, the urbanist of Curitiba (three-time mayor, creator of the BRT and flood-control parks), with New Urbanism principles. Vivapark was one of his last projects. The central idea is the "turtle city": everything essential is within 15 minutes' walk. Home, school, market, park and work in the same core, each part connected to the other.

The streets and lots are oriented to catch north-facing sun. Sidewalks have tactile paving, raised crossings and tree shade. The street system was designed so the soil keeps absorbing water: the terrain is flat and the water table is shallow, so there are rain gardens, and the parks and plazas function as natural reservoirs during heavy rain. The landscaping uses native species.

Under the street, energy and data networks are 100% underground, with a neutral data network that any carrier can use. Public lighting is all LED and the neighborhood is born with EV charging points. There are no wires or poles in the landscape.

What's already built

On foot, within the neighborhood: Colégio Bom Jesus (preschool through high school, bilingual), Vivapark Market, university, Urgent Care Center, gym, pet place, commercial area, squares equipped for sports, the park and lakes of phase 1, and walking trail and outdoor gym. It's the infrastructure that wins the comparison with other projects across Brazil — it's standing, not on a rendering.

The 24-hour UPA is Porto Belo's first and the city's largest public healthcare facility, built in partnership with the neighborhood. Vivapark's security system also covers the surrounding area.

Infrastructure and sustainability

The first three phases cover 990 thousand m², planned for over 30 thousand residents, and preserve 230 thousand m² of green area intact: two large parks with lakes, walking trail, bike path, outdoor gym, and squares equipped for sports and recreation between the blocks. The complete project, including future phases, reaches about 2 million m². It was the first development in the world to receive LEED Platinum certification in the community planning category, the highest level of Green Building Council certification, and also holds GBC Condominium certification.

All infrastructure is underground: electrical, data and fiber optic networks 100% buried, LED public lighting, independent sewage treatment station, drainage system that protects the water table, electric vehicle charging points, and helipad. Vokkan is a signatory to the UN Global Compact, and the project follows ESG principles and Agenda 2030.

Security in an open neighborhood

Santa Catarina has some of the best public safety numbers in the country, and Vivapark adds its own layer, designed to be integrated and discreet: facial and license plate recognition at entrances, virtual fencing, thermal cameras and barrier sensors in place of walls, automated bollards that block the street when needed, camera totems that connect directly to the park's security center, continuous video monitoring and a dedicated team 24 hours a day in the neighborhood. Commerce, education, health and sports

Vivapark's commerce is street-level, in an open-air mall format: shops, cafés and restaurants on the ground floors of buildings and in squares, curated by Vokkan for what comes in. Vokkan had 20 commercial operations running in July of 2026, spanning education, sports and gastronomy, and announces new brands each semester — Oakberry, Growfit, NeoGrann Spa & Natural and Mobileve's electric mobility among the most recent.

Education: Colégio Bom Jesus, a bilingual school from early childhood through high school, opened in February 2025 within the park neighborhood; nearby are KNN language school and a university on their own block. Health: UPA 24 min walk away, and Veccel Corporate, the neighborhood's corporate building designed for clinics, medical offices and offices. Sports: Wave gym, with over 1,000 m² at the base of Vértice; MUV Arena, the sports and leisure complex with tennis, padel, beach tennis and volleyball; and PSG Academy, the official Paris Saint-Germain school with a regulation-size field for children and youth ages 2 to 17. Dining: Espaço Gastronomia, with six restaurants, and Mercado Vivapark, the neighborhood market. There's also scooter, electric motorcycle and bicycle rentals. Life in the park

The park is what makes the neighborhood function as a neighborhood. In just over a year of operation, it was already welcoming over 60 thousand visitors a month—people from Bombinhas, Itapema and Balneário Camboriú who come to eat, work out and stroll; in December 2025 the number reached 130 thousand. Neighborhood developments

12 buildings are part of Vivapark today, with delivery staggered between what's already finished and 2033. They're from different developers on purpose, to vary the architecture and living styles. Each building has its own page, with floor plans, available units, and current pricing.

Houses and lots

Vivapark homes are built on lots by developers and investors, always with designs approved by Vokkan. Today there are 44 homes for sale in the park neighborhood, ready or under construction, starting at R$ 4,755,308. Two types of buyers purchase homes here: those who live in high-end apartments in the region and want to switch to a house, and investors who build to sell.

Those who prefer to build their own way buy the lot. 20 lots remain in the open phases, starting at 360 m² and R$ 1,465,636. Lots range from 360 to 716 m²; those in the first three phases total 489, and more than 95% have already sold.

Who is Vokkan

Vokkan Urbanismo is the company of the Roderjan Group, from Curitiba, that develops Vivapark. It brings the group's 32 years of history and operates across all three segments of the market simultaneously: urban planning, development, and properties (real estate it manages itself). The focus is Santa Catarina: the company's land bank totals roughly 7 million m² in the state, in Joinville (2.3 million), Navegantes (3.5 million), Itajaí (200 thousand), and Porto Belo (1.3 million). Vokkan is a signatory to the UN Global Compact.

Vivapark by the numbers

Sales started in October 2020; the first phase was delivered in October 29, 2023. In July 2026, Vokkan announced R$ 3 billion in sales in the park neighborhood, with 79 developments across the three launched phases and projected total sales value above R$ 25 billion — with potential for R$ 50 billion including future phases. Around 120 thousand visitors per month, with a record 130 thousand in December 2025, when the new sales center opened with 6,000 m² and a model apartment village.

In the July 2025 case, Vokkan recorded appreciation of 183% in residential lots and 119.74% in vertical developments since launch, with more than 90% of units in the first buildings sold. Porto Belo, according to the same case, led the region's market in 2024 with 9,107 units sold and 25.6% market share, ahead of Balneário Camboriú and Itapema.

On the developer's current price list (28 September 2026): off-plan apartments starting at R$ 849,655, homes starting at R$ 4,755,308, and lots starting at R$ 1,465,636. The per-square-meter of apartments ranges from R$ 10,996 to an average of R$ 19,026; lots start at R$ 3,941 per square meter. Who buys and how it works

Half of those who buy through our site live outside Brazil — in the United States, in Europe — and recognize the planned neighborhood model right away, because they already live in one. The other half are people from Brazil who've already decided to invest in Santa Catarina and are choosing the project. Is Vivapark a gated condominium?

No. Vivapark is an open neighborhood in Porto Belo, with public streets and no walls — a controlled-access subdivision. Security is provided by digital barriers: virtual fences and thermal cameras, blockers at entrances, license plate and facial recognition, 24-hour monitoring, and an on-site team.

Who is the developer of Vivapark?

Vokkan Urbanismo develops the neighborhood. Buildings are from partner developers (Torresani, Famex, Eccel, Grupo N1, RDO, Conrado, AS Ramos) and houses from builders and investors — but every project is approved by Vokkan, which also sets prices and the order of launches.
