Porto Belo's price per square meter up 127% since 2020; at Vivapark it ranges from R$ 16 thousand to R$ 20 thousand
City sold R$ 2.5 billion in the 1st half of 2026. Vision Home Club, at R$ 600 million, drives the neighborhood's new phase.

The average square meter in Porto Belo went from R$ 5.5 thousand in 2020 to R$ 12.5 thousand in 2026. That's a 127% increase over six years, according to a survey released by NSC Total and BRA1 in September. Inside Vivapark, the range is different: between R$ 16 thousand and R$ 20 thousand per square meter, depending on the building and unit.
In the same period, the city of just over 32 thousand residents sold R$ 2.5 billion in real estate in just the first half of 2026, across 2,850 units.
The Vision Home Club
The development that sparked these stories is the Vision Home Club, by Grupo N1, inside Vivapark: R$ 600 million in investment, three residential towers over 100 meters tall, 328 apartments, 30 commercial units, and 710 parking spaces. The apartments range from 90 to 166 m², with garden units up to 239 m², from 2 to 4 suites. It's 77 thousand m² of built area on a lot of 9.1 thousand m².

What the N1 CEO said
Josemar Pasqualotto Júnior, CEO of Grupo N1, attributed the increase to two factors: scarcity of large plots in the city and advances in urban infrastructure. On Vivapark, he told BRA1 that "the average price stays in the range of R$ 16,000" per square meter. And he spoke of an "appreciation premium that could exceed 30% during the construction cycle alone".
Here's what's honest to say: that 30% is the expectation of whoever's selling. Buying off-plan is usually cheaper than buying ready-made, and the difference is real, but its size depends on the market at delivery. Nobody can guarantee it.
Why Porto Belo
Both stories give the same explanation we see every day: Balneário Camboriú and Itapema got expensive and ran out of land; Porto Belo had space, beach, and starting in 2020, an entire neighborhood planned from scratch, with almost 1 million m² in the first phase and 138 thousand m² of green spaces. Buyers who used to look only at high-rises started looking to the side.
