The term planned neighborhood became a sales pitch in Brazil. Almost every development uses it. Almost none deserves to.
Park neighborhood is something else. And it's worth understanding the difference before you buy any property — because it determines what life will be like there ten years from now.
The difference is in the order of things
In the traditional Brazilian model, the sequence is: you sell the land, you build the buildings, and public infrastructure comes later — if it comes at all. A plaza gets negotiated with city hall years later. A bike path, if you're lucky. A school, when residents start pushing for it.
In the park neighborhood model, the order flips: public space is designed first, and buildings are fitted around it.
That changes everything. The plaza isn't what's left over from the land, it's the center of the design. The bike path wasn't improvised in a strip of street, it was on the plan before streets even existed. The school, the shops, and the recreation area take up carefully chosen spots, not the lots nobody wanted.
It's a common model in Europe and still rare here.
The four elements that define a park neighborhood
1. Structural green space, not decorative. The park is not a flower bed. It's the piece that organizes circulation and defines where each building can be placed.
2. Mixed use. Residential, commercial, services, school and leisure in the same area. The goal is for residents to handle their daily needs on foot.
3. Car-free mobility. Wide sidewalks, integrated bike paths, safe crossings. The car stops being necessary for everything.
4. Single master plan. One unified urban design governs all lots and all buildings. No one builds outside the plan.
When all four come together, it's a park neighborhood. When only one or two show up, it's a development with some landscaping.
How this looks at Vivapark
Vivapark, in Porto Belo, was designed in full before the first foundation was dug. It's 13 developments within the same master plan, with plazas, a bike path, school, and shops already positioned in the design.
It's not a gated condominium — it's a neighborhood, with public streets, addresses, and urban life. People who live there aren't behind a wall.
The buildings aren't identical, and that's intentional: there's a studio building, a duplex loft tower, a building with 4-suite units with garden areas, and a corporate office building with commercial offices. The mix of profiles is what keeps the neighborhood alive year-round, not just in high season.
Why this matters if you're investing
Real estate appreciates for two reasons: what it is, and what's around it.
In a regular neighborhood, you're betting that the surroundings will improve. In a park neighborhood, the surroundings are already written into the master plan: the plaza, bike path, school, and shops aren't city hall promises, they're part of the development.
That cuts down on the most unpredictable part of the equation.
And there's a side effect: a neighborhood with mixed use and its own infrastructure suffers less from seasonality. Beach towns empty out in May. A neighborhood with a school, shops, and permanent residents empties out much less.
