There's a conversation that happens every week in our WhatsApp. On the other end, a Brazilian living in Boston, Orlando, Lisbon, or Dublin. The message is always similar: I'd love to have something in Brazil, but I'm not sure if it's worth it right now.
It's worth doing the math before you answer that. Because someone earning in a strong currency and buying in reais is making a different operation than someone earning and buying in reais.
What changes when your income is in another currency
A Brazilian living here buys a property by committing a portion of their income in reais. If the installment goes up with inflation, their salary also goes up, more or less together.
Someone earning in dollars doesn't play that game. The installment is in reais and the income is in dollars. If the real weakens, the installment gets cheaper in dollars. If the real strengthens, it gets more expensive.
In other words: for a Brazilian living abroad, buying a property in Brazil is also a currency position. And historically that position has worked in favor of those earning overseas.
The math with today's numbers
With the dollar around R$ 5.17, the smallest installment on Vivapark's price list in September of 2026 — R$ 3,256 — comes out to about US$ 630 a month.
Six hundred and thirty dollars. That's less than what a lot of people pay for a room rental in a mid-size American city. Less than a car payment in many cases.
And the difference is that rent becomes nothing. An off-plan property installment becomes a deed.
Why off-plan and not move-in ready
Three practical reasons, all relevant if you're far away:
1. No need for bank financing. This is the big one. Brazilian banks financing non-residents is a dead end: it requires proof of income in Brazil, credit history, collateral. With direct purchase from the developer, none of that exists. The payment plan comes from the developer itself.
2. The down payment is small. At Vivapark, the down payment at signing is 2% of the property value. On an apartment worth R$ 1 million, that's R$ 20 thousand to secure the unit, not R$ 200 thousand.
3. No costs while construction is ongoing. No condo fees, no full property tax, no maintenance. During the years of construction, your only expense is the monthly installment.
The point that needs attention
Off-plan property installments in Brazil are adjusted by an index set in the contract, usually the INCC during construction. This means the value in reais goes up over time.
Someone earning in dollars needs to know this and look at both curves: the installment adjustment and the exchange rate. In recent years the exchange rate has more than offset the adjustment, but that's not a guarantee — it's just history.
The honest way to decide is to run the numbers. Take the specific unit, look at the complete payment schedule, and check how much that represents of your monthly income today, in your currency.
And if I want to sell later?
Here comes the technical part that's worth doing right from the start.
If you send the money via foreign exchange contract through an authorized institution, declaring the nature of the operation as real estate purchase, you have proof that those funds entered Brazil legally. That's the document that lets you repatriate the amount after the sale, hassle-free.
Money that comes in under the table is money that doesn't come out easily. It's worth doing it the formal way from the first transfer.
