How much it costs to maintain an apartment in Brazil: the bill nobody shows you first

People who live abroad and think about buying in Brazil always ask about the property price. Almost nobody asks about the cost of maintaining it.

And that's the bill that changes the decision. Because you pay for the property once. Maintenance you pay every month, for the next thirty years, in Brazilian reais, while living in another country.

Let's break down this bill with numbers from 2026.

The five fixed expenses

1. Property tax — the annual tax on real estate, collected by the city. In Brazil it usually runs between 0.3% and 1% of the property's assessed value per year, and the assessed value is almost always much lower than the market price. In small cities on the Santa Catarina coast, a standard apartment typically falls in the range of a few thousand reais per year — and most city halls offer a discount if you pay upfront in January.

For people coming from the United States, this is the first good surprise: there's nothing like American property taxes, which in many counties run over 1.5% of market value per year.

2. Condo fee — the monthly charge that covers security, cleaning, maintenance, pool, fitness center and common areas. This is the heaviest item and what varies the most. A building with lots of leisure areas, heated pool and 24-hour security costs more. A compact building with no pool and remote monitoring costs much less.

Practical rule: the more complete the amenities, the higher the monthly bill. It's worth looking at this off-plan before you buy.

3. Water and electricity — in Santa Catarina, consumption in an apartment that's closed up most of the year is low, but there's a minimum charge that applies regardless. A couple living year-round in a 2-bedroom apartment typically runs something between R$ 250 and R$ 450 a month on both bills combined, depending on air conditioning use in the summer.

4. Internet — the good news: broadband in Brazil is cheap. 500 Mbps fiber runs around R$ 100 to R$ 150 a month, well below what you'd pay in the US or Europe for comparable speed.

5. Insurance and management — if the property will sit empty or be rented out, factor in property management fees (around 8% to 10% of the rent) and, optionally, homeowner's insurance, which is cheap in Brazil.

Cost of living around you

If the idea is not just to own the property but to live in it, the bill changes in scale.

In Porto Belo, the monthly cost of living for a couple without children, excluding rent, is around R$ 4,500 to R$ 6,500Groceries for a couple, about R$ 1,200 per month. Lunch at a restaurant, between R$ 28 and R$ 45.

With the dollar around R$ 5.17, that means a couple living comfortably with something close to US$ 1,000 to US$ 1,250 per month, excluding housing — in a beach town, with a hospital 15 minutes away and Navegantes international airport 40 minutes away.

What works in favor of off-plan buyers

There's a detail almost nobody considers: an off-plan property has no maintenance costs during construction — and that changes the bill for years.

You don't pay condo fees for a building that doesn't exist yet. You don't pay full property tax on a unit that hasn't been registered yet. During the construction years, your only monthly expense is the installment.

With a development delivering in 2030, that's four years paying only the installment, with none of the five items above. The monthly cost only starts when you get the keys — and by then, in theory, the property is already worth more than you paid.

A practical example

A Vivapark unit with the lowest installment from the September 2026 price list goes for R$ 3,256 per month, about US$ 630.

During construction, that's your entire bill. No condo fee, no property tax, no electricity.

After delivery, the normal maintenance items kick in. But by then you already have a finished property, in a planned park neighborhood, in a city that has received R$ 2 billion in confirmed private investment through 2032.
