Inside the case that won Vokkan the Master Real Estate Award
We read the 52 pages Vokkan submitted to the Master Real Estate Award 2025: the challenge, the execution, the numbers and what matters for Vivapark buyers.
In July 2025 Vokkan entered Vivapark Porto Belo in the Master Real Estate Award, by Fiabci-Brasil and Secovi-SP, in the Development category. In October, it won. The case runs 52 pages and follows the award's format: nature of the case, problem, diagnosis, solution, execution, and results. We read it all and sum up here what matters to anyone living or investing in the neighborhood.
The problem the neighborhood wanted to solve
Vokkan's diagnosis is about Santa Catarina's coast: rapid appreciation over the past decade, but with disorderly growth, traffic, visual pollution, and a lack of quality public spaces. In a market of gated condominiums, the proposal was the opposite: an open park neighborhood, with high-end infrastructure, where everything essential is within a 15-minute walk. It's the "slow city" concept from Jaime Lerner's masterplan.
How it was executed
Streets and lots are oriented to catch north-facing sun. Sidewalks have tactile paving, raised crossings, and tree shade. The street system was designed to maximize soil permeability, with rain gardens and parks that function as natural reservoirs. Energy and data networks are 100% underground, with an open neutral data network available to any provider; all lighting is LED and there are charging points for electric vehicles.
Security was designed to work without walls: facial recognition, virtual fences, barrier sensors, automated bollards that block the street, camera totems connected to the park's central system, and a dedicated team 24 hours.
The results presented
The case shows the neighborhood in three phases, totaling 990 thousand m², for over 30 thousand residents, with 230 thousand m² of untouched green space. As of July 2025: four buildings under construction, three in pre-launch, and over 80 houses being built; over 90% of units in the first buildings sold; appreciation of 183% in lots and 119.74% in vertical developments; over 60 thousand park visitors per month. Vokkan credits the neighborhood with part of Porto Belo's appreciation, which in 2024 led the region with 9,107 units sold and 25.6% market share.
Outside the neighborhood, two effects: the security system now covers the surrounding area, and Porto Belo gained its first 24-hour emergency care center, built in partnership with the development.
Awards and certifications listed
ADVB/SC Marketing and Sales Top (2020), Paris Design Awards 2023, ACD Awards and International Property Awards (best mixed-use development). LEED for Communities Platinum certification, the world's first at this level in the Plan & Design category, and GBC Condomínio. Vokkan is a signatory to the UN Global Compact.
What it means for buyers
An award-winning case is the developer's version, and that's how it should be read. But the items it lists are verifiable on foot: the street without poles, the tactile paving, the bollard at the entrance, the park full of people. And the result that weighs most for investors is what came after the case: the award in October 2025 and R$ 3 billion in sales in July 2026.
