Vivapark in 2022: what Vokkan promised and what it has already delivered
The Anuário Haus introduced the neighborhood to readers in Curitiba with a list of promises. Four years later, what has been fulfilled.
In June 2022, the Haus Real Estate Yearbook, from Gazeta do Povo, introduced Vivapark Porto Belo to Curitiba readers as "Brazil's first park neighborhood". The neighborhood was a year and a half into sales, with lots under construction and a list of promises. It's worth keeping that list in mind, because it's against it that we measure what came next.
What Vokkan was promising in 2022
- A neighborhood designed by Jaime Lerner, developed by Vokkan with the backing of Grupo Roderjan, on Av. Governador Celso Ramos, 45 minutes from Florianópolis.
- Houses from 250 to 650 m² and lots from 360 to 716 m².
- 138 thousand m² of green space and seven equipped plazas in the first phase.
- LEED Platinum for Communities certification, the first in the world at this level, with top marks in quality of life and innovation.
- 24-hour monitoring with facial recognition and all electrical and data cabling underground.
- Colégio Bom Jesus, with over 120 years of history, within the neighborhood.
- First phase delivery scheduled for 2023.
The phrase that summed up the developer's pitch: "we want more than the house of your dreams to live in, we want an entire neighborhood to live in".
What happened
Phase 1 was delivered in October 2023. Colégio Bom Jesus opened in February 2025. LEED Platinum certification came. The green area, with the expansion of 2026, grew from 138 thousand to 230 thousand m². In July 2026 the neighborhood delivered the first residential building and surpassed R$ 3 billion in sales.
Not everything came on the brochure's timeline, and that's true for any neighborhood built from scratch. But the list from 2022 has more completed items than pending ones, and that's rare.
