Before and after: Vivapark Porto Belo in 2021, 2023, 2025, and 2026

Four aerial photos from the same angle, looking at Balneário Perequê, Porto Belo's beach neighborhood. What changed between one photo and the next

Development began in 2020 with infrastructure work; in 2021 we filmed the grading and the sales office standing alone on the roadside. Phase 1 was delivered on October 29, 2023, just a few months after the second photo. In July 2025, when the case study was written, four buildings were under construction (Vista Jardins, Vértice, Voz and Ventura), three in pre-launch (Videiras, Veleiros and Vision) and over 80 homes in advanced stages of construction. In July 2026 Vista Jardins was delivered.

What doesn't appear in the photo is underneath it: 100% underground energy and data networks, rain gardens and a street system designed for the soil to keep absorbing water, on a flat lot with a shallow water table.

The numbers the case presented

According to Vokkan, in July 2025 the neighborhood's residential lots had appreciated 183% and vertical developments 119.74%, with more than 90% of units in the first buildings sold. The park, in just over a year of operation, was receiving more than 60 thousand visitors a month. Porto Belo, still according to the case, led the region's market in 2024 with 9,107 units sold and 25.6% market share, ahead of Balneário Camboriú and Itapema.

A year later, the neighborhood reached R$ 3 billion in sales. The neighborhood guide has the other images from the case: the street section, the master plan with the legend of the three expansions, security and the park.
